A holiday home in Istria is empty for months and then busy for a few intense weeks. That rhythm is hard on a house: seals dry out, a tap starts dripping in winter and nobody notices, a shower door comes loose on the third change-over of July. If you live in Munich, Vienna, Ljubljana, Milan, London or Utrecht, the hardest part is finding someone who will actually come. We look after the repairs and maintenance, and bring in the right trade from our network for each job.
What we do
- Pre-season preparation. A walk through the house before the first guests: taps, showers, toilets, sockets and lights, doors and locks, mosquito nets, silicone joints, marks on the walls.
- Small repairs. Dripping taps, a blocked drain, a loose socket, a broken handle, a door that sticks, a shower screen that leaks.
- Refresh between seasons. Repainting a room, new silicone in the bathroom, replacing worn furniture, mounting a new TV or mirror.
- Urgent repairs. When something breaks while guests are in the house, call or message us and we do our best to send someone as soon as we can.
- Bigger work in the off-season. A new bathroom, floors or kitchen planned for the quiet months, so the house is ready for the next season.
Our checklist for preparing a holiday rental for the season lists what is worth checking before May. For the quiet months, read looking after a holiday home between seasons.

How it works
- Tell us about the house: where it is, how many units, who has the keys, and what usually goes wrong.
- We agree what you want us to do: a pre-season check, repairs on request, or a list of jobs for the off-season.
- Problems are sent to us on WhatsApp by you, your guests' host or a neighbour, with a photo where possible.
- We arrange the repair, send photos when it is done and invoice you for the work.
Planning the bigger jobs
Many coastal towns limit noisy building work during the summer, and good tradesmen are booked early. That is why we plan bigger work, such as a bathroom renovation, new floors or repainting, for the autumn, winter and early spring. Our guide on the best time to renovate in Istria explains the seasons in more detail.
What affects the price
Repairs are charged per job, depending on the work and materials. A pre-season check depends on the size of the house and the number of units, and on what turns up during the visit. We do not offer fixed maintenance packages on this site; we prefer to see the house first and agree what makes sense for it.
We work with holiday homes and apartments across Istria: Poreč/Parenzo, Rovinj/Rovigno, Novigrad, Umag, Pula/Pola, Medulin, Fažana, Labin and Rabac, and stone houses inland around Motovun/Montona, Grožnjan/Grisignana and Vižinada.
Send us a message on WhatsApp with the address of your holiday home and what you need, and we will suggest how to keep it ready for guests.
Frequently asked questions
Can you prepare my holiday home before the season while I am abroad?
Yes. We check the house, fix what we find or tell you what needs a bigger repair, and send you photos. Keys can stay with us or with someone you trust.
What happens if something breaks while guests are there?
Send us a message or call us. We do our best to send someone as soon as possible, but in peak season it depends on the job and on availability, so we cannot promise a fixed response time.
Do you also do cleaning or guest check-in?
No. We handle repairs, maintenance and renovation work. For cleaning and guest service, owners usually work with a local agency or host.
When is the best time for bigger work on a rental?
Usually between October and April. Many coastal towns limit noisy work in summer, and the house is empty anyway.
